Why We Love House Plan 1474
In this case, two stories are better than one!
This classic design, dreamed up by the Johnston Design Group out of Greenville, South Carolina has so much good going for it. Between a couple gorgeous porches, a master on the main, and gorgeous Southern details, it has us charmed. But first: the stats on this super-smart house plan, The Swannanoa. The square footage comes in at a practical 2,652 square feet. It has four bedrooms and three-and-a-half baths, and master and laundry on the main floor. It doesn't currently have a garage, but there's always room for customization.
On the first floor, pass through the front porch into the grand entry. To your right, the entry opens up into a dining room, and to the back is the great room. You'll notice there's a fireplace centered to the left, and to the right is a tidy kitchen with a long island. With both a fireplace and a porch right off the kitchen, this house is perfect for parties and holiday hosting, any season.
The laundry room is smartly tucked away in a closet adjoining the master bedroom. No more dragging piles of clothes all over the house.
Upstairs, three spacious bedrooms dominate the top floor. The lucky front bedroom (14x10 feet) opens out onto a 12x18-foot porch. A smaller, secondary bedroom (11x11 feet) is joined to the front room by a jack-and-jill bathroom. In the back a large third upstairs bedroom (12x15 feet) enjoys the comforts of one's own bathroom. The breezy upstairs hallway is open to the staircase and first floor, making for not only a grand entrance but spacious-feeling upstairs.

Outside, a classic gable on the front squared up above tall windows and intricate railings makes for a perfectly Southern façade. A muted, natural palette like in the rendering above feels smart and time-tested, though a colorful door or lighter palette would certainly read just as Southern.
