New house plans have hit the market, and we have our eye on the 1,600-square-foot Hawthorn Cottage created by Lake & Land Studio. The Mississippi-based designer focuses on building calming, inspiring spaces that fit seamlessly into their natural environments. The façade’s blend of cozy cottage and Southern farmhouse is what our small-space dreams are made of. Who wouldn’t want to spend a weekend recharging in this country charmer?

Why We Love It

This house plan features two outdoor living spaces: one open-air porch in the front and another screened-in porch around back. The 400-square-foot back porch includes a built-in kitchen, which is ideal for outdoor entertaining. The benefits of a screened-in porch? You can still enjoy this living area regardless of the weather. (If you need us, we’ll be spending all of our time out here.) Inside, the floor plan’s practical layout pushes the two bedrooms and two full baths to a secluded side of the house for added privacy. Built-in cabinetry in the roomy kitchen provides additional storage space, and the pantry and laundry are tucked away out-of-sight in their own closet.

The Wow Factor

The great room with vaulted ceilings (hello, exposed beams!). The majority of the cottage’s square footage is devoted to the primary living area. The vaulted ceilings lend an airy, spacious feel, enhancing the rural farmhouse’s barnlike vibe. Windows are positioned smartly on bottom and top levels, filling the room with loads of natural light. An island helps form different “rooms” in the larger area, setting a distinction between the kitchen and living spaces. Form a third “room” between the kitchen and living area by setting up a table and chairs for a dining space.
